-SOLD-NO STATE INCOME TAX IN TEXAS! Folks, here is a very unusual deal. This is a Texas Corn Farm turned to a Grass-Fed, Natural Beef (cow/calf) operation, due strictly to the passion of the owners. The wells, water and irrigation pivots are excellent and will produce 230 BU corn with no problem; however, Grass-Fed, Natural Beef is the operation here, now. Some of the farm is Certifiable Organic and the rest is nearly there. This rotational operation consists of 4 full quarter section pivots and 2 half circle pivots. The irrigated pasures are sowed into perinnial wheat grass and mixed summer grasses. Gains here are 2 pounds per day and there is rarely hay fed in winter. Check out the condition of the cattle and the bags on the cows. The owners say it will carry 250 pairs (We personally have no experience in raising cattle on irrigated pasture). Very well cross-fenced with 8 - 20' fiber-glass, water-toughs and 8 - 12' rubber-tire, water troughs with floats. Line-fencing consists of mostly 7 strand electric. Cross-fencing is 1 - 2 strands of high-tensil electric running with the pivots and cross direction, poly-wire gates. All cross-fencing can be easily removed if a new owner wanted to go back to farming. The farm has access to 2 major rail-roads with rail-head and elevator; even room for its own spur-line. It has highway frontage on 2 sides with paved road acces. There are numerous beautiful building sites in and above the Cold Water Creek basin, even with a view down a draw to the Country Club.
